Topping-out ceremony for logistics property in Norderstedt

Norderstedt/Hamburg, 26 March 2025 – Garbe Industrial Real Estate GmbH has recently celebrated the topping-out ceremony for a modern logistics property in Norderstedt, Germany. The new building, located just a few kilometres north of Hamburg’s city limits, has a total area of around 12,700 square metres and is scheduled for completion at the end of the first half of the year. The investment volume amounts to around 23 million euros.
The new logistics facility will be built on a 29,500-square-metre site in the Schützenwall industrial estate. “We started the project development without any firm rental commitments because we are convinced of the attractiveness of the location,” says Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “As a Hamburg-based company, our local market is one of the most important regions for us in Germany. Numerous project developments and existing leases in recent years have shown that there is hardly any modern warehouse, production and logistics space available in the metropolitan region. With this new development in Norderstedt, we are creating a rare opportunity for companies that have already settled here and those still looking for a location in northern Germany to move into new and modern premises.”
Prior to the start of construction, the property, a historic site where chemicals were previously produced for the film and photography industry, was extensively renovated. Although a thorough investigation confirmed that the soil itself was not contaminated, the old building had to undergo extensive decontamination before demolition. The construction materials generated during demolition were, where possible, used as sustainable recycled material for the substructure. Adrian Zellner continues: “The revitalisation of former brownfield sites offers great potential, as we make sealed areas usable again and upgrade them in line with modern sustainability standards.”
A hall area of approximately 11,200 square metres is planned for the new logistics building. In addition, there will be around 840 square metres of office and social space and around 650 square metres of mezzanine space. The property will be equipped with eleven dock levellers and two sectional doors at ground level for goods receipt and dispatch. Goldbeck, a company specialising in the construction of logistics and industrial properties, was commissioned as the general contractor.
As with all project developments, Garbe Industrial Real Estate attaches great importance to sustainability standards. The new building in Norderstedt is being constructed in accordance with the energy-saving construction standard of Efficiency House Class 40 of the Kreditanstalt für Wiederaufbau (Credit Institute For Reconstruction – KfW). A photovoltaic system with a peak output of one megawatt is planned for the roof area to generate renewable energy. The building will also be connected to the district heating network and heated using underfloor heating. Garbe Industrial Real Estate is seeking certification for the property in accordance with the Gold Standard of the German Sustainable Building Council (DGNB).
“We are on schedule with the construction so that spaces can be leased from August 2025. In principle, the property is also suitable for two tenants, as it can be divided into two separate units of around 4,200 and 7,000 square metres,” says Adrian Zellner. Garbe Industrial Real Estate is currently in talks with various interested parties. Adrian Zellner expects the building to be fully leased before completion.
An advantage of the building’s location is its excellent transport links. The Schützenwall industrial estate is just a few minutes’ drive from the A 7 motorway, which connects Norderstedt with Flensburg to the north and Hamburg and Hanover to the south. The A 1 Lübeck to Bremen and A 23 Hamburg to Heide motorways are also not far away. Located directly next to the city park, the property is also extremely attractive for employees.
