Tesla moves into Garbe Industrial Real Estate property in Holzgerlingen

Hamburg/Holzgerlingen, 12 January 2023 – Garbe Industrial Real Estate GmbH has found a prominent tenant for its existing property in Holzgerlingen, south of Stuttgart. Tesla Germany will move into the building with a total usable space of 18,600 square metres. The electric car manufacturer has been delivering new vehicles to regional end customers from there since December.
“We have really hit the jackpot with this new lease,” emphasises Adrian Zellner, Member of the Executive Board at Garbe Industrial Real Estate. “We are pleased that we were able to convince the company and win them over for our representative existing space.” The property in question consists of the two former, partially glazed and ultra-modern pre-assembly halls of the plant manufacturer Eisenmann. They are located on part of the approximately 100,000 square metre site that Garbe Industrial Real Estate acquired in 2021. The site is located in Holzgerlingen’s Industrial Estate Buch (Böblingen district) in the Stuttgart metropolitan region.
Holzgerlingen’s mayor Ioannis Delakos welcomes the prominent newcomer: “The lease to Tesla and the associated appealing use of the site further enhance our business location.”
The Hamburg real estate specialist initially focused on leasing the existing building. The next step will be to develop concepts for the previously undeveloped areas. “The site still offers settlement potential for high-quality new buildings. We are in very close contact with the city and exchanging ideas about sustainable development in compliance with the latest ESG criteria,” says Adrian Zellner. Two new buildings with a total of around 30,000 square metres of hall space are planned. Lease negotiations are currently underway with users from the commercial, light industrial and production sectors.
Ecological aspects play a major role in the development of the two new energy-efficient hall structures. Sustainable materials and materials from the demolition of the old office buildings will be predominantly used in the construction. A photovoltaic system will be installed on the roof surface to generate renewable energy. For the entire new building, Garbe Industrial Real Estate is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council.
Due to the shortage of space in the greater Stuttgart area, the prime location in one of the strongest economic regions in Germany and the good transport connections, the Hamburg-based project developer expects the two new buildings to be leased before completion. The distance to Böblingen is about seven kilometres. The medium-sized town of Sindelfingen is ten kilometres away and the state capital Stuttgart 30 kilometres. The industrial estate is connected to the A 8 via the B 464 and the A 81. It connects the location with Karlsruhe to the west and with Stuttgart Airport, Ulm and Munich to the east. The nearest bus stop and the Holzgerlingen-Buch S-Bahn station are only a few hundred metres away.
The consultancy firm Realogis acted as intermediary in the lease process and is the lead broker for the marketing of the entire property belonging to Garbe Industrial Real Estate.
