Ground-breaking ceremony for logistics property on the outskirts of Hamburg

Norderstedt/Hamburg, 4 December 2024 – Construction work on a modern logistics property in Norderstedt (Germany) has officially begun with a symbolic ground- breaking ceremony. Just a few kilometres north of Hamburg’s city limits, Garbe Industrial Real Estate GmbH is developing a new building with a total area of 12,700 square metres. Completion is planned for the middle of next year.
The property is being built on a 29,500-square-metre site in the Schützenwall industrial estate. “Planning a new building right on the outskirts of Hamburg is a rare opportunity. With our high- quality property, we are creating significant settlement potential in the Hamburg metropolitan region, where there is hardly any warehouse, production and logistics space available,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate.
The property is a so-called brownfield site, where a photochemical company was previously based. The old building has since been demolished and the ground extensively cleaned and refurbished. The building materials from the demolition were recycled. A building with a height of 10.5 metres (lower edge of truss) and a hall area of approx. 11,200 square metres is planned. In addition, there will be around 840 square metres of office and social space and approx. 650 square metres of mezzanine space. The property is to be equipped with eleven dock levellers and two sectional doors at ground level. Goldbeck, a company specialising in the construction of logistics and industrial properties, was commissioned as the general contractor.
Garbe Industrial Real Estate attaches great importance to sustainability standards during construction. For example, the property will fulfil the requirements of efficiency house class 40 of the Kreditanstalt für Wiederaufbau (Credit Institute for Reconstruction). A photovoltaic system with an output of one megawatt peak is planned on the roof to generate renewable energy. The building is to be connected to the district heating network and heated using underfloor heating. Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council for the property.
“We are developing the property without any firm rental commitments because we are convinced of the attractiveness of the location,” says Adrian Zellner. “The location is ideal for many companies looking for a state-of-the-art property in a central, easily accessible location in northern Germany, as they can be in the north of Hamburg in just five minutes by car.” The Schützenwall industrial estate is just a few minutes’ drive from the A 7 motorway, which connects Norderstedt with Flensburg to the north and Hamburg and Hanover to the south. The north of Hamburg can be reached in five minutes. The A 1 Lübeck – Bremen motorway and the A 23 Hamburg – Heide motorway are also not far away. The location right next to the city park also makes the property extremely attractive for employees.
The property can be divided into two separate units starting from approx. 4,250 square metres. This means it is also suitable for two tenants. The new building can be rented from 1 July 2025 and initial talks are already being held with interested parties. Adrian Zellner expects the property to be fully leased before completion.
