Due to its excellent location on the A4, GARBE was able to bind the tenant BCUBE Logistik GmbH to the Hörselberg-Hainich location for a long-term lease. From September 2023, around 100 employees will perform tailor-made contract logistics tasks for the production area and pre-assembly in the automotive sector.

The property is part of a former military training area. The location impresses with its central location in the middle of Germany. The industrial area is only about ten kilometres away from the city of Eisenach and is located directly on the B 84. After only three kilometres, the Eisenach-Ost junction to the A 4 Bad Hersfeld – Dresden can be reached without passing through town.

Together with our tenant and the general contractor Bremer as well as the project manager, we realize the planning and implementation of the property specially adapted to the needs of the tenant.

Together, in consultation with our tenant, we can respond to all necessary logistical construction requirements for the logistics property and make the logistics processes as effective as possible.
Construction
The large and modern logistics center has 3 units, which are to be realized in less than 12 months and handed over to the tenant. Due to its former use as a military training area, the revitalization focuses on the detection and professional disposal of possible ordnance and remnants of ordnance. In addition, the enormous difference in height in the course of the earthworks must be compensated (cut & fill).
The very good cooperation with the state of Thuringia and our tenant BCUBE makes this great project possible.

At this strategically and logistically very attractive location close to the Hermsdorfer Kreuz, GARBE was able to secure approx. 65,000 m² of land area.
On this great property, the companies Graubner Holding and GARBE Industrial Real Estate were able to agree on a joint venture for a prospective construction without a firm tenant commitment.
Thanks to the total size of the 25,500 sqm of hall space, the site directly adjacent to Gera is an attractive location in the economic region of Eastern Thuringia with excellent transport links.
