Logistics property in Dissen: Garbe celebrates construction milestone

Dissen/Hamburg, 3 April 2025 – Work on the new logistics property in Dissen am Teutoburger Wald (Osnabrück district, Germany) is progressing rapidly and the first load-bearing elements are in place: just a few weeks after the start of construction, Garbe Industrial Real Estate GmbH has celebrated the installation of the pillars with representatives of the town, companies involved in the construction and business partners. The property, with a total area of around 19,500 square metres, is scheduled for completion in the third quarter of 2025.
“We have reached an important milestone that is visible to everyone,” emphasises Maik Zeranski, Member of the Executive Board of Garbe Industrial Real Estate: “The construction work is progressing very well.“ Mighty concrete pillars are now rising up where an ageing refrigerated logistics facility stood just a few months ago. The pillars will support the structure of the modern new building being constructed on the approximately 32,000-square-metre site in the Westring industrial estate in Dissen. The property will have a hall area of approx. 17,200 square metres. In addition, there will be around 1,700 square metres of mezzanine storage, 600 square metres for social rooms and a contemporary New Work concept. “When planning the office space, we placed great emphasis on creating a comfortable working environment and a high quality of stay,” says Maik Zeranski.
The property will be equipped with 17 dock levellers and two sectional doors at ground level for the loading and unloading of trucks. Parking spaces for five trucks and 49 cars will be provided in the outdoor area. Some of the parking spaces will be pre-equipped for the installation of e-charging points.
The new building will be constructed in accordance with ESG criteria, which go well beyond the usual sustainability requirements due to a voluntary commitment by Garbe Industrial Real Estate. A photovoltaic system will be installed over the entire roof area. In order to dispense with fossil fuels, the property is to be heated with the help of air heat pumps. The outdoor area will be integrated into a site-appropriate landscaping concept to promote local flora and fauna. The design of the hall should also reflect the sustainable construction method. A green strip running around the top edge of the building and wooden elements will enhance the façade, allowing the property to blend harmoniously into its surroundings. Garbe Industrial Real Estate is aiming for certification for the property according to the Gold Standard of the German Sustainable Building Council.
The building is designed as a multi-user facility that can be used by several companies. It is primarily aimed at prospective tenants who are looking for space to store consumer goods. The new building is expected to be ready for occupancy in August 2025. “The response has been positive,” says Maik Zeranski, “especially from companies in the local area.” This regional focus is also important to Mayor Eugen Görlitz: “I’m delighted with this development and hope it will have many positive effects for our city. Garbe’s investment shows that commercial space with good transport connections is also in demand in rural areas.”
The property, which is currently under construction, is located close to the A 33 motorway, which connects the site with Osnabrück to the north west and Bielefeld to the south east. The Dissen/Bad Rothenfelde and Dissen-Süd junctions can both be reached in just a few minutes.
