Groundbreaking ceremony for project development in the Leverkusen area

Burscheid/Hamburg, 27 January 2021 – Garbe Industrial Real Estate GmbH is developing a commercial property with a total area of around 22,600 square metres in Burscheid (Rheinisch-Bergischer District) east of Leverkusen. Construction work on the 27-million-euro project began yesterday with a symbolic groundbreaking ceremony. The property is scheduled for completion in December.
The property is being built on a 40,800 square metre site in the south of the small town in North Rhine-Westphalia. “We are the first company to locate to the newly developed Straßerhof industrial estate”, says Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.
The new building will consist of two units. The larger of the two is already leased to the Edelmann Group. The family-owned company with headquarters in Heidenheim and locations worldwide designs and produces high-quality packaging solutions made of cardboard and paper for the health care, beauty care and consumer brands markets. The tenant will use approximately 11,500 square meters of hall space. 8,000 square meters of this is earmarked for a production line for folding cartons and package inserts. The remaining space will be used to store raw materials such as paper and cardboard and finished packaging. In addition, the Edelmann Group is renting 2,300 square meters for offices and social rooms. “The new building in Burscheid offers us perfect conditions for concentrating our two existing plants in Leverkusen and Wuppertal at a state-of-the-art location. In this way, we are continuing to focus consistently on customer and market needs”, emphasizes Dr. Frank Hornung, CEO of the Edelmann Group. The consulting firm Logivest acted as an intermediary in the leasing process.
The construction of the smaller unit is taking place without any fixed rental commitments. It will have around 7,700 square metres of hall space and 800 square metres of mezzanine space. In addition, there will be 300 square metres for offices and social rooms. The hall will be equipped with eight gates for loading and unloading trucks. Parking spaces for a total of 146 cars and three trucks will be created on the outside area. Marketing of the vacant space has begun. Medium-sized companies from the areas of production, industry and trade are being addressed. “The shortage of space in the greater Leverkusen area is creating high demand”, says Jan Dietrich Hempel.
The installation of a photovoltaic system on the entire roof area is planned to generate renewable energy. Garbe Industrial Real Estate is aiming for the property to be certified in accordance with the Gold Standard of the German Sustainable Building Council.
The Straßerhof industrial estate is connected to the Dortmund – Cologne A1 autobahn via federal highway 51. The Burscheid junction is about three kilometres away. It is twelve kilometres to the Leverkusen interchange. According to the city of Burscheid, around 14.5 million people can be reached within an hour’s drive.
