An ear to theground
We are focusing GARBE Research activities outward with the first edition of the Logonomics newsletter. With the mission statement we want to start by explaining what spurs us on and what we find important. The concept is constantly evolving and based on the changing needs of internal and external stakeholders. It is just as important for us to cater to our tenants, investors and other interested readers as it is for us to provide our colleagues with the necessary information. We’d be happy to explain what this all means below.
Why is research so important to GARBE?
Logistics and commercial propertiesare top priorities for GARBE Industrial Real Estate. As an essential part of the value-added chain, these properties facilitate the production, distribution and consumption of goods and products. We will regularly analyse the economic implications (‘Economics’) of these processes and draw correlations in an overarching synopsis (‘Logos’) in our newsletter, which we have aptly named ‘Logonomics’. It is meant to regularly address and explain increasingly complex interconnections between systems. Closely related topics from other fields such as business, for example, will be briefly touched on over and over again.
Our aim is to show the structural relationships rather than describe the details surrounding the ups and downs of key indicators.We will also provide number-driven analyses based on historical time series for their informative value. The whole story, however, will first be told by experts giving qualitative assessments of future developments. Aside from cyclical patterns, this aspect should reveal structural discontinuities in the future. We see qualitative and quantitative elements as two equally weighted sides of the coin that are both important for sustainable development strategies.

Just like all other real estate, logistics properties are not only long-term but also costly commitments that are firmly grounded on sound information. That is why in 2020 GARBE Industrial Real Estate GmbH overhauled the Research department from the ground up, completely redesigning it in terms of personnel, data and technology. The objective was to create the data required for all management disciplines within the GARBE 360 degree management approach. There had been a sharp rise in demand for such data due to GARBE Industrial Real Estate’s geographic realignment and its increased activity in Eastern Europe last year in addition to its core markets of Germany, the Netherlands and Austria. Expansion will continue in 2021 with new branch offices opening in Prague and Paris. It was thus a necessary and conscious decision to expand the basis of information for all company divisions.
This channel of information is intended mainly for internal use and will be supplemented with an external platform on the website and the Logonomics newsletter starting in March 2021. After all, GARBE Industrial Real Estate believes it is very important to provide investors, tenants and other interested market participants with fundamental information to form their own opinions. For example, they should know about the most important megatrends and drivers as well as their impact on society and logistics real estate.
The recently launched GARBE PYRAMID Map is the first takeaway from this approach. The map shows the two KPIs – prime rents and net initial yields – in the logistics real estate market across the whole of Europe. This overview’s geographical spread is unique and reflects our quantitative approach towards research. In this first edition of our Logonomics newsletter we make sense of our first findings and open them up to a wider audience. The PYRAMIDMap gives an overall view of the things to be escorted by further smaller outcomes in the future – the country scopes. In the first edition, our country scope sheds light on the market for logistics properties in Poland.
We want to take a qualitative approach towards structural changes by analysing long-term megatrends and the resulting drivers. Keeping an eye on the big picture is always important because current developments often obstruct the whole view. The best example of this is the current coronavirus pandemic. It is understandably the central subject being covered and is influencing the entire market. There are, however, several other parallel topics that have been pushed out of the spotlight. Take climate change, for example. It will continue to have an impact – subtle, but with an intensity that will change life on Earth in the long term. One that will last even after the coronavirus pandemic is over. To give our readers a view of the overall picture, we are giving them our GARBE Impact Map, which tackles fundamental connections boldly and simply and which will intensively highlight individual drivers in the future editions of the newsletter. The first newsletter begins by looking at the megatrend ‘sustainability’, and then focuses on the issue of ESG/CSR.
Apart from the content outlined above, we would like to address special topics every now and then and illustrate and interpret them with numbers, comments and maps. Please feel free to give us feedback on the topics you find exciting.
