Garbe leases to vehicle manufacturer in Ludwigsfelde

Ludwigsfelde/Hamburg, 20 Februar 2025 – Garbe Industrial Real Estate GmbH achieves another leasing success: the Hamburg-based specialists for logistics, light industrial and technology properties has signed a long-term lease with a well-known German vehicle manufacturer. It will occupy a total area of 12,400 square metres in the logistics property which is currently under construction in Ludwigsfelde (Teltow-Fläming district, Brandenburg) near Berlin. There, it will store components for the production.
The decisive factor for the lease was the logistical connection to other locations. “We are proud to have gained such a prestigious tenant for our new building before completition,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “The successful conclusion of the contract shows that high-quality logistics properties in first-class locations remain in demand even in a challenging market environment.” The vehicle manufacturer is the sole tenant of the building.
The new building in Ludwigsfelde is part of a logistics property portfolio in which Brookfield, through its real estate solutions strategy, is involved as part of a joint venture with Garbe Industrial Real Estate. The property was built on a plot of around 24,000 square metres in Industriepark Ost. It is located around ten kilometres south of the city limits of Berlin. The site is connected to the A 10 motorway, the Berliner Ring, via the B 101. The Birkengrund regional train station with connections to the centre of the capital is around two kilometres away.
The new building, constructed by general contractor Fabrikon, has a hall area of around 10,500 square metres. There are also around 2,000 square metres for offices and social rooms. The logistics centre is equipped with twelve dock levellers, including two jumbo dock levellers, and two sectional doors at ground level for the loading and unloading of trucks. There are parking spaces for ten cars and six trucks in the outdoor area.
To generate renewable energy, the roof area will be pre-equipped for the installation of a photovoltaic system with an output of one megawatt peak. Garbe Industrial Real Estate is aiming for Gold Standard certification from the German Sustainable Building Council (DGNB) for the property.
The lease was brokered by property company BNP Paribas Real Estate. Garbe Industrial Real Estate received legal advice from the Hamburg law firm Trûon Rechtsanwälte.
