Garbe Industrial Real Estate successfully leases property near the Hermsdorfer Kreuz interchange

Hamburg/Bollberg, 18 July 2023 – Six months before the planned completion, Garbe Industrial Real Estate GmbH has already leased the logistics centre under construction in Bollberg near Jena (Thuringia, Germany). Kontinent Spedition GmbH will move into the property that has a total area of 35,500 square metres. The family-owned company from Thuringia, which specialises in logistics supply chain services, will use the new building for the storage, picking and handling of goods.
“The quick leasing confirms that our decision to invest in the new building in Thuringia on the A 4 motorway was the correct one and shows that we were right in our assessment of the location’s prospects,” emphasises Adrian Zellner, Member of the Executive Board at Garbe Industrial Real Estate. The investment volume amounts to around 46 million euros.
The logistics centre is being built on a 65,000-square-metre plot of land in the industrial park of Bollberg, a district of Stadtroda in the Saale-Holzland district of Thuringia. The hall area is 31,000 square metres. In addition, there will be 2,000 square metres for offices and social rooms as well as 2,500 square metres of mezzanine space. For the loading and unloading of trucks, the new building will be equipped with 30 dock levellers and three ground-level gates. Parking spaces for 135 cars and ten trucks are planned for the outdoor area. Some of the parking spaces will be pre-equipped with e-charging points for electric vehicles.
The site is located halfway between Jena and Gera on the A 4 motorway. The motorway connecting Bad Hersfeld with Dresden runs virtually within sight of the business park. The Stadtroda junction is just under one kilometre away without having to drive through the town. The Hermsdorfer Kreuz interchange, which is seven kilometres away, also provides access to the A 9 Berlin − Munich motorway, one of the most important north-south connections in Germany. “The convenient location, the proximity to Kontinent Spedition’s headquarters in Jena and the quality of the property played a decisive role in the leasing,” explains Adrian Zellner.
In addition to Schmölln, Hörselberg-Hainich, Gera and Frankenberg, Bollberg is already the fifth location on the A 4 motorway in Thuringia and Saxony in which Garbe Industrial Real Estate has become involved within a year.
The logistics centre is being developed so that it meets internationally recognised sustainability criteria. The new building will be constructed as an efficiency house according to the BEG-40 (Government funding for efficient buildings) standard, meaning that the property will only require 40 percent primary energy after completion compared to a reference building. Among other things, the installation of energy-saving LED lighting and the avoidance of fossil fuels as much as possible should contribute to this. Instead, the building will be heated with the help of air source heat pumps. The roof area will be prepared to enable the installation of a powerful photovoltaic system. Garbe Industrial Real Estate is aiming for gold certification from the German Sustainable Building Council for the property. The logistics centre is scheduled for completion in December of this year.
“Kontinent Spedition GmbH deliberately chose a sustainable and energy-efficient property. In addition to implementing the essential building-specific sustainability criteria, we will start distributing goods at this location next year with the first two fully electric trucks,” explains Thomas Rödiger, Managing Director of Kontinent Spedition GmbH. “In addition, all logistics processes will also be automated to further increase efficiency and to meet the highest customer requirements. As well as a state-of-the-art automated small parts warehouse, driverless transport systems (AGVs) will be used for logistics and material movements in the future.”
