Garbe Industrial Real Estate starts brownfield redevelopment in Duisburg

Hamburg/Duisburg, 2 November 2023 – Garbe Industrial Real Estate GmbH has started redevelopment work on its property in the Meiderich district of Duisburg. The 56,000-square-metre brownfield, which the Hamburg-based project developer acquired a good two years ago, is located on the so-called “Zeus site,” which was used by the steel industry until the end of the 20th century.
A multi-user park with a total of around 29,000 square metres of space for combined commercial and logistics use is to be created there. Now that the building permit for the project has been issued in the meantime, construction is scheduled to start in the first quarter of 2024. Garbe Industrial Real Estate will invest a total of around 50 million euros in the multi-user park.
The site redevelopment now underway will be carried out in accordance with the binding redevelopment plan for the Zeus site drawn up by the City of Duisburg in 2007. “In the course of our construction project, this plan was concretised in close coordination with the city’s lower soil protection authority for our project,” says Maik Zeranski, a Member of the Executive Board at Garbe Industrial Real Estate.
“In terms of construction technology, we have to carry out additional special foundation measures in the areas of the site where blast furnace slurry ponds were created during pre-industrial use,” explains Maik Zeranski. “These areas are unfavorable building ground due to their nature as they have a high water content. In some cases, it is 22 metres to the load-bearing layers underneath.” This is not a new challenge for Garbe Industrial Real Estate, which has many years of experience in the revitalisation and development of brownfield sites.
Two multi-user halls with a total of around 13,500 square metres of hall and mezzanine space are to be built on the Zeus site. 570 square metres are intended for offices. Two commercial park blocks are also planned, with a total of almost 14,500 square metres of hall and mezzanine space and 1,500 square metres of office space. As with all project developments, Garbe Industrial Real Estate places a special focus on the topic of sustainability. A photovoltaic system will be installed on the entire roof surface of the multi-user park to generate renewable energy. Similarly, the new building is to be certified according to the Gold Standard of the German Sustainable Building Council (DGNB). The park is scheduled for completion in December 2024.
The project is being developed without any fixed rental commitments. However, the multi-user park is primarily intended to appeal to medium-sized companies from various industries. “Free space in the western Ruhr conurbation is in extremely short supply − and the demand for modern commercial real estate is correspondingly high,” says Maik Zeranski. Another plus for the site is its excellent location in the north of Duisburg. For example, the distance to the Duisburg-Nord motorway junction, which links the A 59 Dinslaken − Bonn motorway with the A 42 Moers − Dortmund motorway, is only a few hundred metres. Via the A 42 and A 3, the site is connected to the A 2, one of the most important west-east links in Germany. The Port of Duisburg, the logistics hub for Europe, is located about three kilometres away.
