Garbe Industrial Real Estate secures site near Hildesheim

Bockenem/Hamburg, 29 January 2025 – Garbe Industrial Real Estate is expanding its activities in the district of Hildesheim, Germany. The real estate company has acquired a plot of land measuring around 32,000 square metres in Bockenem, around 20 kilometres south-east of Hildesheim. A modern logistics centre with a total area of approximately 18,500 square metres is to be built on this site. The total investment volume amounts to around 23 million euros.
The new building is being constructed in the Bockenem-Süd business park, within sight of the A 7 motorway, one of the most important north-south axes in Germany. It connects the location with Hanover and Hamburg to the north and Kassel, Würzburg and Ulm to the south. “The central location and proximity to the motorway make Bockenem an attractive location in southern Lower Saxony,” explains Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “Logistics service providers and distribution companies in particular, who rely on good transport connections for their business, will find ideal conditions here.” The nearest motorway junction is only a few hundred metres away and can be reached without driving through the town.
Garbe Industrial Real Estate is planning a logistics property with a hall area of around 17,000 square metres on the site. In addition, there will be approximately 820 square metres of office space and around 790 square metres of warehouse space. The new building will have 17 dock levellers and two sectional doors at ground level. Parking spaces for 50 cars and four trucks will be provided outside.
The property is being developed in accordance with the environmentally and climate-friendly KfW 40 energy efficiency standard. A photovoltaic system with a peak output of two megawatts is to be installed on the roof to generate renewable energy. It is currently being examined whether a biogas plant in the neighbourhood can be used to generate electricity and heat. Garbe Industrial Real Estate is aiming for Gold Standard certification from the German Sustainable Building Council for the property.
The property is being designed in such a way that it can be divided into two units. A foil for sealing is installed under the floor slab in accordance with the German Water Resources Act (WHG). It is not yet clear when construction will begin. “Beforehand, height differences of up to nine metres must levelled out on the property,” explains Adrian Zellner, detailing the complex preparatory measures. Talks with prospective tenants are already underway. “We are in promising negotiations with a user who is expected to move into the property in 2026,” says Adrian Zellner.
Garbe Industrial Real Estate has already completed a logistics property in Harsum, north of Hildesheim. The property with a total area of 17,000 square metres was built in the Nordfeld industrial estate and is leased to Iron Mountain on a long-term lease. The company specialises in the digitisation and archiving of files and other important documents.
