Garbe Industrial Real Estate leases to online furniture retailer

Hamburg/Stapelfeld, 7th July 2022 – Garbe Industrial Real Estate GmbH has started the construction of an energy-efficient logistics centre in Stapelfeld near Hamburg. The property, with a total area of 22,300 square metres, has been leased on a long-term basis to the online furniture retailer Sobuy Commercial. By the end of the year, the modern building, developed in accordance with the latest sustainability standards, should be ready for occupancy. Garbe Industrial Real Estate is investing around 23 million euros in the site.
The new building is being built on a plot of around 43,000 square metres in the Schleswig-Holstein municipality of Stapelfeld in the district of Stormarn, which borders Hamburg directly to the northeast. Garbe Industrial Real Estate acquired the ready-to-build leasehold site at the end of 2020. A hall with an area of 19,700 square metres and a height of 12.20 metres (UKB) is planned. In addition, there will be 700 square metres for offices and social rooms as well as other usable areas on the mezzanine.
The state-of-the-art property will be equipped with 22 dock levellers and two ground-level sectional doors. There will be 30 parking spaces for cars and five for trucks on the outdoor area. “With this new construction development, we are strengthening our presence on the home market as a Hamburg-based family business,” emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH.
The property is being built according to the latest sustainability standards. It is intended to meet the requirements for the KfW’s (Reconstruction Credit Institute) efficiency house class 55. A photovoltaic system will be installed on the roof surface to generate renewable energy. The office building at the front will have a wooden façade and a green roof. Some parking spaces on the outdoor area will be pre-equipped with electric‑charging stations. For the entire property, Garbe Industrial Real Estate is striving for certification according to the Gold standard of the German Sustainable Building Council (DGNB).
After the completion, which is scheduled for the end of the year, the online furniture retailer Sobuy Commercial will move into the building. The Hamburg-based company specialises in modern furnishing solutions. End customers throughout Europe are to be supplied from Stapelfeld. “In addition to excellent accessibility, the desired certification for a sustainable construction method was the feature that immediately convinced us of the project. Our new company headquarters in Stapelfeld will be a state-of-the-art e-commerce warehouse that will ensure safe and efficient operation in the long term through the use of driverless transport systems,” says Andrea Manco, authorised signatory at Sobuy Commercial.
Another decisive factor in the decision to locate here was the transport connections. The property is being built within sight of the A 1 motorway. It connects the site to the north with Lübeck and to the south with Bremen and the Ruhr area. The Stapelfeld junction is located just a few hundred metres from the property. From there it is eight kilometres to the A 24 motorway in the direction of Hamburg and Berlin. In addition, there is a public transport connection within 300 metres.
The Hamburg-based real estate service provider Grossmann & Berger, a member of German Property Partners (GPP), mediated the lease to SoBuy Commercial. Köster GmbH has been commissioned as the general contractor for the construction of the logistics centre.
