Garbe Industrial Real Estate leases to EDEKA Südwest in Holzgerlingen

Hamburg/Holzgerlingen, 9 August 2023 – EDEKA Südwest Stiftung & Co. KG will be the new tenant of Garbe Industrial Real Estate GmbH in Holzgerlingen in the south of Stuttgart. The Hamburg-based project developer is constructing two new buildings there with a total of around 30,000 square metres of hall space. EDEKA will use the first hall, which covers around 14,000 square metres, to supply beverages to its grocery stores in the greater Stuttgart area. Completion is planned for the second quarter of 2024.
The two new construction projects are being built on a plot of land totalling around 100,000 square metres, which was originally used by the plant manufacturer Eisenmann. “We are glad that two years ago we were able to secure the largest available plot in the Stuttgart area in Holzgerlingen,” says Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “The latest leasing success even before the start of the construction phase confirms the high level of attractiveness of the location and our purchase decision.” Previously, Garbe Industrial Real Estate had already let the existing property on the commercial site in the “Buch” industrial estate in Holzgerlingen (Böblingen district) to an electric car manufacturer.
Ioannis Delakos, Mayor of the city of Holzgerlingen, welcomes the new settlement: “I am very pleased that more jobs are now being created in our district. It is also positive that with EDEKA Südwest another company from outside the automotive sector is moving to our area, thus further diversifying our sector mix.”
The modern new building for EDEKA Südwest has about 12,000 square metres of hall space and about 850 square metres of mezzanine space, as well as about 900 square metres for offices and social areas. To ensure the smooth flow of goods, the logistics centre is also equipped with an approx. 520-square-metre loading tunnel for side loading and unloading.
Construction of the second hall, which will be designed for users from the commercial, manufacturing and light industrial sectors, is scheduled to begin in 2024. Completion of the 16,000-square-metre property is expected in the third quarter of 2025. Adrian Zellner adds: “We are currently holding talks on leasing the site with several interested parties and I expect the second new building to be leased before its completion.
This assessment is supported by the shortage of space in the greater Stuttgart area, the prime location in one of Germany’s strongest economic regions and the location’s very good transport connections. It is only about seven kilometres to Böblingen. The medium-sized centre of Sindelfingen is ten kilometres away and the state capital Stuttgart 30 kilometres away. The industrial estate is connected to the A 8 motorway via the B 464 national road and the A 81 motorway. It connects the location with Karlsruhe to the west and with Stuttgart Airport, Ulm and Munich to the east. There are also good transport connections to the public transport network: for employees, the nearest bus and train stops are “Holzgerlingen, Buch”, only a few hundred metres away.
Sustainability aspects play a major role in the development of the two new buildings. “We generally develop our projects according to current ecological standards and ESG criteria,” says Adrian Zellner. “This is part of our corporate strategy.” Both halls in Holzgerlingen are therefore being built in an energy-efficient way. Sustainable materials and materials from the demolition of the old office buildings will be predominantly used in the construction. The heating will be provided by air-to-air heat pumps, which means fossil fuels will not be used at all. With this and several other measures − such as increased insulation thicknesses in the façades and the roof − the new buildings easily meet the requirements of the BEG-40 (Federal funding for efficient buildings) standard. A photovoltaic system will also be installed on the roof to generate renewable energy. For the entire new building, Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council (DGNB).
The consultancy firm Realogis acted as intermediary in the letting process, and Garbe Industrial Real Estate commissioned it as lead broker to market the property.
