Garbe Industrial Real Estate leases property at the Westfalenhütte industrial site on a long-term basis

Hamburg/Dortmund, 27 September 2023 − Garbe Industrial Real Estate GmbH has newly leased around 20,000 square metres of hall space on the site of the former Westfalenhütte steelworks in Dortmund. LFP, the logistics subsidiary of filling and packaging equipment manufacturer KHS, will move in on 1 January 2024. The company is already a tenant of the adjacent two parts of the hall and thus will now use the entire unit with around 40,000 square metres.

With the seamless, long-term follow-up lease, we are continuing Westfalenhütte’s success story, which we began here with the construction of the first logistics centre exactly ten years ago.”
Garbe Industrial Real Estate acquired a total of 450,000 square metres of the former steel production site in the north of Dortmund in 2008 and developed the conversion area into one of the most sought-after logistics locations in the densely populated Ruhr region in the years that followed. This has made Westfalenhütte a showcase project for the revitalisation of brownfield industrial sites in Germany. More than 225,000 square metres of office and logistics space have been created at “Garbe Logistik-Park Westfalenhütte”. In addition to KHS, the tenants include Amazon, the sporting goods retailer Decathlon and ID Logistics.
The KHS Group is one of the world’s leading manufacturers of filling and packaging systems in the beverage and liquid food sectors. As a wholly owned subsidiary of SDAX-listed Salzgitter AG, it uses the two properties leased from Garbe Industrial Real Estate for global production and spare parts supply. The company’s headquarters on Juchostrasse, which is just two kilometres away, the four other German and five international production sites as well as KHS customers worldwide are supplied from Dortmund.
A total of around 40,000 square metres of hall space has been leased to KHS at “Garbe Logistik-Park Westfalenhütte”. In addition, there are a total of 1,800 square metres of offices and social rooms. Parking spaces for around 180 cars and 20 trucks are available on the outdoor site.
To generate renewable energy, Garbe Industrial Real Estate will install a photovoltaic system on the roof of the property, probably in the coming year. In addition, the lighting in the halls is to be converted to energy-efficient LED technology.
