Garbe Industrial Real Estate leases logistics centre near Berlin

Hamburg/Oberkrämer, 5 October 2022 – Garbe Industrial Real Estate GmbH is further expanding its presence in the Berlin/Brandenburg metropolitan region. In Oberkrämer (Oberhavel district), the Hamburg-based project developer is currently building a hall with a total area of 32,500 square metres as part of the transformation of a logistics park. Even before its scheduled completion in November of this year, the speculatively built property has already been fully leased. VAH Jager Verlagsauslieferung und Fulfillment Service GmbH, based in Falkensee, will move into the new building. The company plans to provide warehouse logistics services for online retailers and publishers there. This forward-looking decision will enable VAH and its customers to optimise order processing and achieve further growth.
The property is being built in the “Vehlefanz” industrial park in the north of the Brandenburg municipality. Garbe Industrial Real Estate secured a 146,000-square-metre site there at an early stage. “Areas of this size are now in extremely short supply in the Berlin hinterland”, explains Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate: “The proximity to the capital city and the excellent general conditions make the location highly attractive for both regional and international companies”.
The business park is located directly on the A10 motorway, the Berlin ring road. The Oberkrämer junction is only a few hundred metres away and can be reached without having to drive through the town. It is about 30 kilometres from there to Berlin’s city centre. The site is connected to Hamburg to the northwest via the A10 and A24 motorways.
The logistics centre, which VAH Jager has leased for ten years, will have 30,300 square metres of warehouse space. In addition, there will be 1,000 square metres of offices and social rooms. A further 1,200 square metres of space is earmarked for warehouse mezzanines. For the loading and unloading of trucks, the property will be equipped with 30 dock levellers and five ground-level sectional doors. Parking spaces for 180 cars and six trucks will be created on the outdoor area. A photovoltaic system will be installed on the roof to generate renewable energy. For the new building, Garbe Industrial Real Estate is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council. The investment volume amounts to 27 million euros.
The entire project development in Oberkrämer is divided into three construction phases. First, a logistics centre was built for Kühne + Nagel. In the second step, the property will be developed for VAH Jager. In the course of this year, work is to begin on expanding the facility by an additional 20,000 square metres of hall space. It will also be built with no firm rental commitments and is expected to be completed in the fourth quarter of 2023. “In this way, we are prospectively creating further relocation potential in the Berlin/Brandenburg metropolitan region”, emphasises Jan Dietrich Hempel. Demand for high-quality logistics space is high, he added. For this reason, the managing director also expects full occupancy for the third construction phase before its completion. Garbe Industrial Real Estate is investing a total of around 70 million euros in the site.
