GARBE Industrial Real Estate develops two new logistics halls in Werne

Hamburg/Werne, 24 March 2020 – Garbe Industrial Real Estate GmbH plans the construction of two new logistics halls on its logistics site in Werne (Unna district), Germany. An older, outdated logistics facility is currently being demolished for this purpose. A firm rental commitment has already been made for the first of the two halls.
Garbe Industrial Real Estate acquired the former IKEA logistics site in Werne two years ago. The entire complex consists of two properties connected by a bridge. The older, approximately 95,000 square metre hall no longer meets today’s requirements and is currently being demolished. For this purpose, the construction of two new logistics halls with ceiling heights of ten to 15 metres is planned, which will be structurally connected to each other. “The demand for modern logistics real estate is increasing,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “Especially on the north-eastern edge of the Ruhr area, there are hardly any large, contiguous areas that can be used for various logistical services”.
The tenant for the first of the two new halls, Euziel International GmbH, has already been determined. The company specialises in the import, export and sale of consumer goods and, according to its own statements, is one of the largest sellers on Amazon with several million customers per month. Garbe Industrial Real Estate is in talks with potential tenants for the second hall.
In addition, the Hamburg project developer has recently leased parts of its existing logistics centre on the Werne site to Imperial Industrial Logistics GmbH. The logistics centre is located on the edge of the Rhine-Ruhr metropolitan region and is connected to the motorway network. The property is located only a few kilometres from Motorways 1 and 2, which connect Hamburg with Saarbrücken and Berlin with Oberhausen. It is 80 kilometres to Duisburg harbour and 25 kilometres to Dortmund airport.
“Location and equipment have convinced Imperial Industrial Logistics,” says Jan Dietrich Hempel. The logistics service provider belonging to Imperial Logistics International stores spare parts for mechanical engineering in Werne. The company uses around 22,500 square metres of hall and office space for this purpose. The ideal location of the site enables fast distribution.
Colliers International acted as an intermediary and consultant for the letting. Another tenant is the Austrian manufacturer of sun and weather protection systems Hella, which uses an area of around 14,500 square metres for the production of awnings.
