Garbe Industrial Real Estate celebrates topping-out ceremony with BCUBE

Hamburg/Hörselberg-Hainich, 19 April 2023 – Construction work on the new production and logistics property in Hörselberg-Hainich (Thuringia/Germany) is progressing rapidly: six months after the first excavators rolled in to prepare the ground for the foundations, Garbe Industrial Real Estate GmbH as the project developer and BCUBE Logistik GmbH as the tenant today celebrated the topping-out ceremony with representatives of the municipality, business partners and those involved in the construction. The property, with a total area of 35,000 square metres, is scheduled for completion in autumn. The investment volume is around 40 million euros.
“Despite challenging general conditions, the work is making very good progress,” says Maik Zeranski, Member of the Executive Board at Garbe Industrial Real Estate. The shell of the building is largely complete. Now the interior fittings and the technical equipment of the building are being installed. Maik Zeranski emphasises the close cooperation between the municipality and all stakeholders involved in the project. “From the permitting authority to the craftsmen on site – everyone is pulling together. This cannot be taken for granted and is the basis for the successful realisation of this project,” says Maik Zeranski.
The property developed by Garbe Industrial Real Estate is being built in the Eisenach-Kindel industrial area in the Hörselberg-Hainich municipality. The company acquired an area of 76,000 square metres there from the Free State of Thuringia last summer. The area is part of a former military training ground. Before construction work could begin, the site first had to be cleared of explosive ordnance remnants and comprehensively revitalised. A hall with an area of 31,000 square metres is planned. It is to have 30 dock levellers and five ground-level gates. In addition, there are 1,600 square metres for offices and social rooms as well as 2,500 square metres of mezzanine space.
The tenant of the property is BCUBE Logistik GmbH. It will provide services for an automotive supplier in Hörselberg-Hainich. In addition to production supply, this includes the formation of packing sets, pre-assembly of components, industrial cleaning of standard and special load carriers, and quality inspection. “We are setting up a completely new location in Hörselberg-Hainich with 80 employees, which will optimally expand our capacities in Eisenach,” explains Frank Schöppach, Managing Partner of BCUBE Logistik. The transport links are ideal: the automotive supplier’s production site in Eisenach is just seven kilometres away and can be reached in less than ten minutes via the B 84 highway. It is three kilometres to the A 4 motorway junction Eisenach-Ost, which connects the site to Bad Hersfeld in the west and to Dresden in the east.
“What is taking shape here is one of the largest construction projects in our community,” emphasises Mayor Christian Blum and sees the settlement as an important milestone for the further economic development of Hörselberg-Hainich.
The building is implemented according to modern ecological standards. Garbe Industrial Real Estate is aiming for Gold Standard certification from the German Sustainable Building Council for the property. Among other things, a photovoltaic system on the roof and a construction method that complies with the KfW energy efficiency standard 55 will contribute to this.
