Garbe Industrial Real Estate celebrates topping-out ceremony near Bad Hersfeld

Hamburg/Ludwigsau, 20 June 2023 − Eight months after the start of construction, Garbe Industrial Real Estate GmbH today celebrated the topping-out ceremony with municipal representatives, business partners and project participants in Ludwigsau (Hesse/Germany). In the industrial area of Mecklar-Meckbach, a logistics centre is being built on a 191,000 square metre plot of land, with a total area of 96,000 square metres. By the end of this year, the property is expected to be completed. Overall, around 100 million euros will be invested in the location.
“The logistics centre is currently the largest new construction project in North Hesse,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “Despite the challenges faced by the real estate industry, as a company, Garbe can continue to implement prospective land developments. Thanks to the excellent cooperation with our general contractor ‘fabrikon‚, we are on schedule and confident that after the shell construction we will be able to complete the interior fittings and technical building equipment on time.”
The logistics centre will consist of two parallel buildings with a total hall area of 86,000 square metres. In addition, there are 7,000 square metres of mezzanine space and 3,000 square metres for offices and social areas. The property will have a clear height of 12.20 metres and a floor load capacity of six tonnes per square metre. The two units will be equipped with a total of 90 dock levellers and 14 ground-level sectional doors for loading and unloading lorries. In the outdoor area, parking spaces will be created for 19 lorries and 206 cars.
The logistics centre is designed as a multi-user property. The two halls can be divided into units from a size of approximately 10,000 square meters. The new building is suitable for both the storage and distribution of goods as well as for commercial enterprises, producers and contract logistics services. “At the moment, we are in talks with potential tenants from various industries. The response is positive. Therefore, we expect full occupancy by the time of completion at the end of the year,” says Adrian Zellner.
Ludwigsau is located in the North Hessian city triangle of Bad Hersfeld, Bebra and Rotenburg an der Fulda. It is one of the most important logistics regions in Germany. There, numerous companies have settled owing to the central position with good transport connection. Via the highway B 27 Göttingen − Fulda the site is connected to the A 4 motoway, which links Kirchheim with Dresden. Located close to the junction Kirchheimer Dreieck, the A 7 motorway, one of the most important north-south axes in Germany, can also be reached in a flash.
Like all Garbe Industrial Real Estate properties, this logistics centre will be developed sustainably according to internationally recognised ESG criteria. For the generation of renewable energy, a high-performance photovoltaic system will be installed on the roof surface. The halls will be equipped with energy-efficient lighting. The increasing importance of electric mobility is to be reflected in e‑charging stations for cars. For the new building, Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council (DGNB).
