Garbe Industrial Real Estate acquires property north of Hamburg

Hamburg/Kaltenkirchen, 24 February 2022 – Garbe Industrial Real Estate GmbH is expanding its presence in the Hamburg metropolitan region. In Kaltenkirchen, Segeberg district, Schleswig-Holstein, the project developer has acquired a 44,000-square-metre plot of land. On it, a cross-dock property with a total area of 26,000 square metre is to be realised in a joint venture with Graubner Holding GmbH. Construction is scheduled to begin in the middle of the year.
Before that, the property must be comprehensively revitalised. The property is a so-called brownfield. Demolition of the halls located on it and no longer used has already begun. “We are bringing our many years of experience in dealing with conversion sites to this project development,” emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. The Hamburg-based specialist for logistics and industrial real estate purchased the property from Graubner Projektentwicklung GmbH & Co KG, based in Egestorf in the district of Harburg. Together, the two joint venture partners will invest around 39 million euros in the project.
The decisive factor in the decision to locate the plant was its location: Kaltenkirchen is situated in the Hamburg-Kiel-Lübeck city triangle, on the northern edge of the Hamburg metropolitan region. The A7 motorway, connecting the site with Flensburg to the north and with Hamburg and Hanover to the south, can be reached in just a few minutes. The Henstedt-Ulzburg junction is about four kilometres away. It is 30 kilometres to Hamburg Airport and 45 kilometers to the Port of Hamburg. There is also a direct connection to the public transport system. The train station Kaltenkirchen-Süd is 400 metres away.
A new building with a total area of around 26,000 square meters including offices, staff rooms and mezzanine is planned on the site. The property will be equipped with 24 dock levellers and four ground-level sectional doors. A photovoltaic system will be installed on the roof. The new building is scheduled for completion in the second quarter of 2023.
“In the Hamburg area, especially in the northern hinterland, we currently have a very strong demand surplus,” says Adrian Zellner, member of the management board at Garbe Industrial Real Estate. “Due to the revitalisation of the site, which is no longer usable in the way it was, we are able to build a more modern logistics facility in compliance with all ESG criteria without additional land consumption, thus creating attractive settlement opportunities for new companies.” Medium-sized logistics and retail companies in particular are to be addressed. “We anticipate full occupancy before the end of the construction period,” he said.
Engel & Völkers Commercial Hamburg acted as an intermediary in the purchase of the property.
The purchase strengthens Garbe Industrial Real Estate’s presence in the Hamburg metropolitan region. In the municipality of Stapelfeld in the Stormarn district, the company is currently realising a logistics property with a total area of 21,000 square meters. In Norderstedt, in the immediate vicinity of Hamburg Airport, Garbe Industrial Real Estate is represented with a World Cargo Center as well as with another construction project with a size of approx. 12,000 square metres.
