Garbe Industrial Real Estate achieves successful leasing in Werne, Germany

Werne/Hamburg, 17 July 2024 – Garbe Industrial Real Estate GmbH has signed a long-term lease agreement with Lecangs, a company specialising in warehouse logistics, in Werne, North Rhine-Westphalia. Lecangs will use around 21,000 square metres of warehouse space and around 1,000 square metres of office and social space in the logistics property for its German subsidiary Flexispot. Lecangs operates over 500,000 square metres of warehouse space worldwide and processes more than 5.5 million parcels annually.
“This significant leasing success proves once again that high-quality logistics space remains in demand, even in a difficult market environment,” emphasises Hans-Jürgen Blanke, Regional Head of Real Estate Management at Garbe Industrial Real Estate. At the beginning of 2022, the Hamburg-based project developer created new construction areas with a total size of more than 123,000 square metres on the 295,000-square-metre site in the Wahrbrink industrial estate. Around a third of this is leased to a logistics service provider. It has recently almost doubled its capacity in Werne by renting additional units. The remaining new-build space will be used by another e-commerce company. “After one tenant moved out prematurely, we have now achieved full occupancy again very quickly,” says Hans-Jürgen Blanke, pleased with the latest deal.
Both new buildings are certified to the Gold Standard of the German Sustainable Building Council. A photovoltaic system with a peak output of 4.8 megawatts is installed on the warehouse roofs to generate renewable energy.
Garbe Industrial Real Estate took over the former Ikea logistics site in 2018 and then redeveloped it extensively. A property with a total area of 45,000 square metres was retained in the course of the renovation. Tenants there include the logistics service provider Imperial and the Austrian manufacturer of sun and weather protection systems Hella.
The site is located in the Rhine-Ruhr metropolitan region directly on federal highway 54, just a few kilometres from the A1 and A2 motorways. These two important transport axes connect Hamburg with Cologne and Berlin with the Ruhr region. The nearest bus stop for public transport is 200 metres away.
