Garbe Industrial Real Estate achieves early full occupancy in Hamburg

Hamburg, 14 March 2024 – Garbe Industrial Real Estate GmbH can announce another successful letting: the technology company Freudenberg Sealing Technologies will move into the multi-user campus that project developer Garbe is currently working on in a joint venture with the Jebens Group in Victoria Park Hamburg. The property, which has a total area of around 12,000 square metres, is scheduled for completion in February next year.
Freudenberg Sealing Technologies will use the property to store and pick seals of the Dichtomatik product brand using a modern Autostore system. Quality assurance and administration are also to be located there. The company is a global technology and market leader for innovative applications in sealing technology, electromobility and renewable energies. The products are used in pumps, wind turbines, the automotive industry and shipping, for example. “The high-quality property will become Freudenberg Industrial Services’ largest location in Europe and offers the best conditions for further business growth,” announces Jan Witte, Vice President Freudenberg Industrial Services: “The layout tailored to our needs, the modern facilities and the sustainable overall concept of the site have impressed us.”
The property, which Freudenberg Sealing Technologies will occupy on a long-term basis, consists of an 8,700-square- metre hall. In addition, there will be 3,200 square metres for offices and social rooms. “The relocation of our warehouse to Victoria Park will give us more space, which we urgently need in order to meet the increased demand for our products,” explains site manager Antoine Desbordes. “Thanks to the modern Autostore system and the good transport links, we will be able to deliver customer orders quicker.”
The hall will be equipped with ten dock levellers and a sectional door at ground level. In addition, 75 car parking spaces will be created. The majority of this will be in a multi-storey car park, which is also being built on the site. Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council (DGNB) for the property.
“With its high level of innovation, Freudenberg Sealing Technologies is a perfect fit for the future-oriented focus of our multi-user campus,” emphasises Maik Zeranski, member of the Executive Board at Garbe Industrial Real Estate and responsible for project development. On the neighbouring construction site, the Hamburg-based project developer is building a property for H-TEC SYSTEMS GmbH, part of MAN Energy Solutions, in which so-called PM stacks for the production of green hydrogen will be manufactured, tested and stored in future. The building will have a total area of around 18,000 square metres. Of this, 11,400 square metres are hall space and 6,200 square metres are dedicated to offices and social rooms. A special feature is the large roof terrace. Completion is planned for May. The investment volume for both units amounts to around 73 million euros. “We achieved full occupancy even during the construction phase,” says Maik Zeranski, who is pleased with the interim results and has already announced an expansion of the multi-user campus.
A third property with a hall area of around 10,600 square metres is to be built on the construction site opposite. The planning for this has just begun. Garbe Industrial Real Estate and the Jebens Group had agreed a corresponding option as part of the joint venture. Adrian Zellner, Head of Business Development and member of the Garbe Industrial Real Estate Executive Board, also expects the third property to be let in the near future: “The first two construction phases have shown how high the demand for top-quality commercial property is in the Hamburg metropolitan region.”
Victoria Park in the north-east of Hamburg is based on an ambitious overall concept. It is characterised by a combination of nature and commerce. Particular emphasis is therefore being placed on sustainability. Photovoltaic systems with an output of up to 2.2 megawatts will be installed on both new buildings and the multi-storey car park to generate renewable energy. The roofs will also be greened. The buildings are connected to the district heating network, which supplies the industrial underfloor heating. Rainwater cisterns will be used to irrigate the green spaces and the natural break areas. To take account of the increasing importance of electromobility, the car and bicycle parking spaces are being pre-equipped with E‑charging points.
“This kind of sophisticated overall concept, in which people, nature and work are in harmony, is unrivalled in northern Germany,” says Christopher Jebens, Managing Partner of the Jebens Group. The location’s favourable transport links also contribute to its attractiveness. Victoria Park is located close to the A1 motorway, which connects the industrial estate with Lübeck to the north, Bremen to the south and the Ruhr region beyond. The Stapelfeld junction, 3.5 kilometres away, can be reached in three minutes without driving through the town. It is 16 kilometres to the centre of Hamburg and the airport via the A24 and 22 kilometres to the port. The location is also connected to the public transport network. The nearest bus stop is 200 metres away. There are connections to Hamburg city centre and the surrounding area from Hamburg-Rahlstedt S-Bahn station.
