Garbe Industrial and Hagedorn revitalise brownfield site in Nuremberg city area

Nuremberg/Hamburg, 20 March 2025 – Garbe Industrial Real Estate GmbH is launching a new, pioneering commercial project in a joint venture with the Hagedorn Group. Together, the two companies have acquired a plot of around 17,300 square metres in Nuremberg, Germany, just a few kilometres from the city centre. A modern commercial property with a total area of around 9,100 square metres is to be built on the site. The investment volume amounts to around 16 million euros.
The property on Otto-Kraus-Straße in the Schafhof industrial estate is a brownfield site, a former industrial area that was once home to a metal processing company. “In an urban location with dense development, the revitalisation of unused properties offers a unique opportunity to develop future-oriented real estate close to the city centre to meet the requirements of tomorrow,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate.
The Hagedorn Group specialises in revitalising and redeveloping brownfield sites and will soon begin with the demolition of the old industrial buildings. This also includes the remediation of contaminated sites underground. “The revitalisation is an important step towards further strengthening Nuremberg as a business location. By jointly developing this brownfield site, we are promoting the efficient use of urban space, creating modern settlement potential and enhancing the location in the long term,” says Alexander Emde, Head of Project Development at Hagedorn Revital GmbH, a Hagedorn Group company.
After Hagedorn has prepared the site for construction, Garbe Industrial Real Estate will construct the new building. It will have a hall area of around 7,900 square metres. In addition, there will be approx. 650 square metres of office space and 550 square metres on intermediate levels. The property is to be equipped with eight dock levellers and four sectional doors at ground level. Parking spaces for approx. 70 cars will be provided in the outdoor area. The new building is scheduled for completion in the fourth quarter of 2026.
The property is of particular interest to companies that provide production-related and logistics services. “In order to ensure faster deliveries in the context of online retail, decentralised storage and handling areas are increasingly coming into focus. The planned property is ideal for last-mile delivery due to its location close to the city centre,” explains Adrian Zellner. The proximity to the A 3 motorway was also a deciding factor for Garbe Industrial Real Estate and Hagedorn. The motorway connects the site with Würzburg and Frankfurt to the northwest and Regensburg and Passau to the southeast. The Nürnberg-Ost junction is approximately three kilometres away and can be reached in a few minutes via the B 2 main road without driving through the town. There is also a public transport connection to and from Nuremberg city centre.
Internationally recognised ESG criteria will be taken into account in the development of the new building. The roof will be prepared for the installation of a photovoltaic system to generate renewable energy. The building is to be heated using a heat pump system. The roof in the intermediate level area will be planted with greenery. There are plans to install breeding and nesting boxes for birds and bats in the outdoor area. The joint venture is seeking certification for the property in accordance with the Gold Standard of the German Sustainable Building Council, including certification in accordance with the EU taxonomy.
