Garbe hands over distribution warehouse to EDEKA Südwest

Holzgerlingen/Hamburg, 15 May 2024 – Eight months after the start of construction, Garbe Industrial Real Estate GmbH has completed a distribution warehouse it developed in Holzgerlingen, south of Stuttgart, Germany, with a total area of around 14,500 square metres. The property was now officially handed over to EDEKA Südwest Stiftung & Co KG in the presence of representatives from business and politics as well as employees from the companies involved in the construction. The tenant will supply its grocery stores in the area between Heilbronn and Lake Constance with beverages from Holzgerlingen.
“We are proud that we were able to complete the new construction project on time despite the challenging market situation. Planning, development and construction went smoothly because everyone involved − from the approval authority to the tradesmen − worked well together right from the start,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate.
The modern and sustainably constructed property was built on a 26,000 square metre section of the approximately 100,000 square metre site in Holzgerlingen’s “Buch” industrial estate (Böblingen district). The new building has around 12,000 square metres of hall space. In addition, there are 850 square metres of space on intermediate levels and around 900 square metres for offices and social rooms. A special feature is a 520 square metre loading tunnel for loading and unloading trucks from the side, which massively reduces noise emissions for the neighbourhood.
“The property facilities with the loading tunnel are ideally tailored to our requirements,” says Klaus Fickert, Member of the Management Board of EDEKA Südwest: “With this location, we are securing the supply of goods to independent EDEKA retailers in the long term and at the same time paving the way for further space growth within our catchment area.”
The location is characterised by good transport connections. It is located around seven kilometres from Böblingen, ten kilometres from Sindelfingen and 30 kilometres from Stuttgart city center. The industrial estate is connected to the A 8 motorway via the B 464 and A 81. It is of central importance for the Stuttgart metropolitan region because the transport axis connects the location to Karlsruhe in a westerly direction and to Ulm and Munich in an easterly direction. There are also connections to local public transport: the nearest bus and train stop “Holzgerlingen, Buch” is just a few hundred metres away. Around 95 people will be employed in the distribution warehouse.
As with all project developments, Garbe Industrial Real Estate has also attached great importance to the ecological design of the distribution warehouse in Holzgerlingen. Sustainable materials were predominantly used in the construction. The property is heated using air-to-air heat pumps. In future, a photovoltaic system will be installed on the roof to generate renewable energy. The use of fossil fuels is not necessary. The facades and roof are insulated with recyclable mineral wool so that the new building meets the requirements of the BEG-40 standard. Garbe Industrial Real Estate is therefore aiming for certification for the property in accordance with the Gold Standard of the German Sustainable Building Council (DGNB).
