Garbe builds new logistics hall in Dissen am Teutoburger Wald

Dissen/Hamburg, 10 December 2024 – Garbe Industrial Real Estate GmbH is developing a new logistics property with a total area of 19,500 square metres in Dissen am Teutoburger Wald (Osnabrück district in Lower Saxony). Now that planning permission has been granted, construction is due to start shortly. Completion is scheduled for the third quarter of 2025.
“We are planning the new building as a multi-user facility. This makes it possible to lease the space in the building in sections so that it can be used by several tenants,” explains Maik Zeranski, Member of the Executive Board of Garbe Industrial Real Estate. The property has around 17,200 square metres of hall space and 1,700 square metres of warehouse space available for this purpose. Approximately 600 square metres will be allocated to social areas and a New Work office space concept for a more pleasant workplace design.
The new building will be constructed on a 32,000-square-metre site on the Westring in Dissen. Previously, an outdated refrigerated logistics facility had stood there, which has now been completely dismantled – with special consideration given to processing the dismantled material for recycling and using it for the new building. Maik Zeranski adds: “In terms of energy, the existing property no longer met today’s requirements. We are therefore replacing it with the new logistics facility that will be built to GEG-40 building standards. This will significantly upgrade the site.”
As with all project developments, Garbe Industrial Real Estate will construct the new building in accordance with current ESG criteria. For this reason, a particularly resource-saving construction process is planned in order to keep the CO2 footprint low. In addition, the logistics hall in Dissen will go well beyond the usual level of sustainability requirements due to Garbe’s ecological commitment. This is ultimately also reflected in the exterior design with its wooden façade elements and the discreet green strip running around the top edge of the building. Air-source heat pumps will be used for heating – so there is no need for fossil fuels. There are also plans to equip the entire property with a PV system. In addition, there is pre-installed equipment for e‑charging facilities on the outdoor area and a site-specific greening concept to promote the local flora and fauna. Garbe Industrial Real Estate is aiming for certification for the property in accordance with the Gold Standard of the German Sustainable Building Council (DGNB).
The new building will be equipped with 17 dock levellers for the loading and unloading of goods as well as two sectional doors at ground level. Parking spaces for five trucks and 49 cars are planned for the outdoor area. The planned logistics property offers the possibility of storing a wide range of goods. The focus is currently on prospective tenants looking for space to store consumer goods. “No rental agreement has been signed yet, but initial talks are underway with companies from the region,” says Maik Zeranski. “The regional approach is particularly important to us for project development in Dissen.”
One advantage of the location is its excellent transport links. The property is located on the A 33 motorway between the Osnabrück-Süd and the Bielefeld junctions. The motorway provides access to the trunk road network and can be reached in just a few minutes via the Dissen/Bad Rothenfelde and Dissen-Süd slip roads, both of which are only around two kilometres away.
