EDEKA to move into a Garbe Industrial Real Estate logistics centre

Hamburg/Sülzetal, 25 January 2021 – A few weeks after the start of construction on the new logistics centre in Sülzetal near Magdeburg, Garbe Industrial Real Estate GmbH can report its first leasing success. EDEKA Minden-Hannover is expected to move into around a quarter of the total 84,000 square metres of hall space in the third quarter of 2021.
Garbe Industrial Real Estate is developing the logistics centre on a site of around 200,000 square metres in the Osterweddingen industrial estate (Börde district) south of Magdeburg in Saxony-Anhalt. The first construction phase covers around 42,000 square metres, of which EDEKA Minden-Hannover will use just under 21,000 square metres for warehouse logistics services. The area is to complement the existing central warehouse that the food retailer has been operating in the Osterweddingen industrial estate since 1997.
“The extreme weather conditions of recent years and, above all, the Coronavirus pandemic, show how important stable stockpiling in logistics is. This is the only way to respond to unforeseen peaks in demand. The resulting enormous demand for additional storage capacity could only be met last year by renting several storage areas in the Magdeburg area. In the future, too, it will be necessary to rent additional warehouse space in order to maintain the ability to deliver to our food stores, thus ensuring the supply of goods to consumers”, explains Arnd Wilde, Logistics Manager at EDEKA Minden-Hannover. “The expansion areas at our Osterweddingen site have been exhausted. Instead, the cooperation with Garbe Industrial Real Estate will create additional warehouse space in the short term and ensure our important service obligations”.
EDEKA Minden-Hannover’s business area stretches from the Dutch to the Polish border and, in addition to a part of East Westphalia-Lippe, includes almost all of Lower Saxony, Bremen, Saxony-Anhalt as well as Berlin and Brandenburg.
The first construction phase of the logistics centre is expected to be completed in the third quarter of 2021. Adrian Zellner, Head of Business Development at Garbe Industrial Real Estate, expects the first hall to be fully let before the end of the first quarter of 2021. Then the second construction phase is to be started. “We are in talks with prospective tenants for the spaces that are still vacant”, says Adrian Zellner.
The new building will be equipped with 80 dock levellers and eight ground-level gates. The outdoor area will provide 520 parking spaces for cars and 77 for trucks. A photovoltaic system will be installed on the roof to generate renewable energy. Garbe Industrial Real Estate is investing a total of around 56 million euros in the site, which is distinguished by its convenient location, among other things.
The Osterweddingen industrial estate, one of the largest in Saxony-Anhalt with a total area of 600 hectares, is located right next to the A 14 motorway between the Magdeburg-Sudenburg and Magdeburg-Reform junctions. The motorway connects Magdeburg to the south with Halle and Leipzig and to the north with the A 2 Hannover – Berlin. “The excellent transport connections make the property particularly interesting for companies from the production and logistics sectors that deliver throughout Germany and Europe”, emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.
