Car manufacturer moves into logistics property from Garbe Industrial Real Estate

Hamburg/Giengen, 23 March 2022 – Garbe Industrial Real Estate GmbH can announce another leasing success: A well-known car manufacturer will move into the logistics property with a total area of 23,500 square metres that the Hamburg-based project developer is currently realising together with Honold Logistik Gruppe in Giengen an der Brenz (district of Heidenheim, Baden-Württemberg). The new building is expected to be completed in September.
The property is being built in the “Giengener Industriepark A7 (GIP A7)”. The 40-hectare industrial park is located directly on Autobahn 7, which connects the site to the north with Würzburg and to the south with Ulm. The autobahn is one of the most important north-south axes in Germany. The vehicle manufacturer will operate a distribution centre in Giengen. Spare parts for the various models are to be stored in the property and supplied from there by service centres, body workshops and end customers in southern Germany and Austria.
“We started construction in the summer of last year. The fact that we were able to let the property to such a well-known company six months before completion shows once again how attractive this location is,” emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. The Hamburg project developer also wants to set ecological standards with the construction. Most of the roof will be greened. A photovoltaic system for generating regenerative energies will be installed on the remaining area. In order to protect the soil and groundwater, a foil is laid under the floor slab in accordance with the specifications of the water hazard class. Garbe Industrial Real Estate and the Honold Logistik Gruppe are striving for certification for the property according to the gold standard of the DGNB (German Sustainable Building Council). The location is to be connected to public transport with a bus stop.
Next to the building where the car manufacturer will move into, a distribution centre for Amazon is being built on the 78,000 square metre site in GIP A7. The symbolic groundbreaking ceremony was at the end of June last year. Completion is scheduled for April. The world’s largest online retailer will then use the property with a total area of around 8,000 square metres for parcel delivery on the so-called last mile in B2C business. The two project partners Garbe Industrial Real Estate and Honold Logistik Gruppe are investing a total of around 58 million euros in the Giengen location.
The consulting and brokerage company Realogis acted as an intermediary in the rental to the vehicle manufacturer.
